Living in Arizona City, AZ: what to know before you move
Arizona City comes up in almost every Casa Grande home search. It is not a city at all, and that one fact shapes a lot of what living there looks like.
Reviewed October 5, 2026. Facts come from the Census Bureau, Pinal County, the local fire authority and the school districts listed under Sources. Services and boundaries change, so confirm anything important for a specific address.
If you have been browsing homes around Casa Grande, you have probably seen listings with an Arizona City address. They often look similar to Casa Grande homes on paper, but the community works differently. Here is what the official sources say, and what to ask before you make an offer.
Where Arizona City is
The local fire authority describes Arizona City as an unincorporated community in Pinal County, located 3.5 miles south of the I-10 and I-8 interchange on Sunland Gin Road. In practice, that puts it on the south side of the Casa Grande area, near the point where the two interstates split.
Because it is unincorporated, there is no mayor, city council or city hall. County government is run from Florence, where Pinal County lists its main address as 31 N. Pinal Street. For many day-to-day services, you deal with the county or with a district rather than a city department.
Arizona City by the numbers
The Census Bureau treats Arizona City as a census-designated place, a statistical area used for unincorporated communities. Its QuickFacts profile shows:
- Population: 9,868 in the 2020 Census, compared with 10,475 in 2010.
- Land area: about 6.13 square miles in 2020.
- Age: 27.8% of residents are 65 or older and 18.6% are under 18 (2020–2024 American Community Survey estimates).
- Housing: an owner-occupied rate of 78.6%, with a median value of owner-occupied homes of $244,100 and a median gross rent of $990 over 2020–2024.
- Commute: a mean travel time to work of 30.7 minutes for workers 16 and older.
- Language: 24.7% of residents age 5 and up speak a language other than English at home, and 39.9% of residents are Hispanic or Latino.
Treat those housing figures as survey estimates averaged over five years, not today’s prices. For a current picture of what homes are selling for, look at recent sales for the specific street you are considering.
Fire and emergency medical service
Arizona City built its own fire service. According to the authority’s history page, the Arizona City Fire District was formed in June 1963 by residents who wanted fire protection. It moved from volunteer status to a 24/7 department in July 2014 and became a full-time department in January 2016, with four-person crews of a captain, engineer, paramedic and firefighter.
On March 10, 2026, the Arizona City Fire District became the Pinal County Fire and Medical Authority, which provides fire protection and emergency medical service. The authority says it holds an ISO fire rating of 3, first received by the district in 2014; the ISO rating is one factor insurers use when pricing homeowners coverage. Its station is listed at 14022 S. Sunland Gin Road, and the non-emergency number is (520) 466-5542. For an emergency, call 911.
Schools
Arizona City’s elementary schools belong to Toltec School District 22. The district runs two campuses:
- Arizona City Elementary School, preK through 8th grade, at 12115 W. Benito Dr., Arizona City, (520) 466-2450.
- Toltec Elementary School, K through 8th grade, at 3315 N. Toltec Rd., Eloy, (520) 466-2350.
The district’s enrollment page links to a school-boundary check and lists what to bring when you register: an original birth certificate, immunization records, a parent or guardian photo ID and proof of residency, such as a utility bill or lease. Forms are offered in English and Spanish.
For high school, an Arizona Auditor General report describes Casa Grande Union High School District as serving Casa Grande and the surrounding communities of Arizona City, Toltec, Stanfield and Sacaton. That report is several years old, so confirm the current boundary for your address with the district. Our Casa Grande schools guide covers how to check schools by address.
Library and county services
The Arizona City Community Library is at 13254 S. Sunland Gin Road. Pinal County describes it as a county-operated public library, and its phone number is (520) 866-7740. Published hours differ between county pages, so check the county’s library listing or call before you go.
Shopping, hospitals and most city recreation are a drive away in Casa Grande, so it helps to know where things are there too. Our Moving to Casa Grande guide is a good place to start.
Questions to ask before you buy in Arizona City
Unincorporated areas can vary street by street, so get answers for the exact address rather than for “Arizona City” in general:
- Water and sewer: Who is the provider, and is the home on sewer or a septic system?
- Trash: Is there a county-arranged hauler, or do you sign up with a private company? Our utilities and trash checklist lists what to set up.
- Internet: Which providers serve the address, and at what speeds? Census estimates show 91% of households have a broadband subscription, but availability is address-specific.
- HOA: Is there an association, and if so, what are the fees and rules? If not, what do neighboring lots look like, and what could be built on them?
- Commute: Drive your work route at rush hour before you commit. The Census mean of about 31 minutes is an average across all workers, not your commute.
